Toby and Tammi had a dream to own land in Tennessee. We never dreamed we would come across such a beautiful piece of property!
Our intentions were to have a place to create memories, and to give our children a magical place that we could share together. We knew we just couldn’t keep it to ourselves, so we decided to share the magic with others. We now offer the T-Lea Farm as a mountain cabin vacation rental.
Here in Tennessee you won’t find nicer more giving people, we hope you enjoy this home as much as we do.
Rates for Cabin Rental:
Summer Special July 19th thru September *$175- per night, 2-night minimum
Weekly Rate $995- per week, Friday – Friday.
Holidays and October $225- per night, 3-night minimum
Weekly Rate $1,225- per week, Saturday to Saturday
There are additional fees for Pets, Cleaning and ATV use. See Below.

- All rates applicable to sales and bed tax 14.25% as applied by the State of Tennessee.
In addition to the daily rental rates, Lessee agrees to pay a Cleaning Charge of $100.00 to restore the premises to a clean and rentable condition for new lessee. Lessee’s liability for damages to the premises or furnishings shall not be limited to the amount of the cleaning fee, but shall include full payment for restoration or repair of damaged premises or furnishings. Lessee assumes full responsibility for damages, excessive cleaning charges, and items that are missing from cabin due to negligence or theft.
No pets or animals of any kind whatsoever shall be kept, allowed or permitted on or in the premises without prior written consent of the Lessor. If the Lessor permits pets to be kept on or in the premises during the term of this Rental Agreement, Lessee agrees to pay a $75.00 Pet fee in addition to the $100.00 cleaning fee and the applicable rental amount. If a pet is found in violation of this policy, an additional fee of no less than $100.00 will be charged in addition to the cleaning fee to cover carpet and furniture cleaning.
Good housekeeping habits will be exercised to prevent insect, bug, or rodent infestation or other hazards. No accumulation of garbage inside or outside of the premises will be permitted. All trash must be bagged and put in outside trash containers. Please take your trash with you to the Notchy Creek Convenience Center 3.7 miles east on Ball Play Road then .08 mile on right down Little Notchy Creek Road. Convenience center on the left. Do Not leave your trash nor Diapers on the property please. Take your trash with you when you leave. $50.00 Trash Deposit.
No ATV or other off-road vehicles are permitted on the property without the prior written consent of the Lessor. The parties hereby agree that Lessor or its agents shall not be liable for any loss or damage to persons or property resulting from the use of ATV or other off-road vehicles on the Premises, whether or not Lessor authorizes use of such vehicles on the Premises.
Reservations Cancellation Policy:
Reservations made, must be cancelled before 30 days of the check-in date! If a reservation is made less than 30 days prior to arrival, full payment is due at the time of the reservation. All reservations will be charged within 30 days of reservation.
Reservations must be cancelled at least two weeks prior to the reserved date in order to receive a 75% refund of the total cost. If a cancellation notice is given less than two weeks before the reserved date, the total cost will be forfeited.
Lessee is responsible for the duration of the entire booking once a reservation has been made. Early departure refunds will not be given for any reason, including weather conditions, as these days have been reserved specifically for Lessee.
Holiday stays pertain to the 30 cancellation policy.
